A typical villa runs eight to fourteen weeks from signed design through to handover, depending on size and how much joinery is custom built rather than sourced ready made. Design and 3D visualisation usually takes two to three weeks, approvals run in parallel and typically clear within two to four weeks depending on the community and authority involved, and the fit out itself is the longest stage, four to eight weeks for a full villa depending on scope.

Most villa interior projects need sign off from Dubai Municipality for structural or MEP changes, Dubai Civil Defence for fire and life safety compliance, and in some communities a separate community or master developer approval on top of that, Emirates Hills and Al Barari both run their own review process alongside the municipal one.
