We've Built From Drawings That Weren't Ours
An architect’s concept, another studio’s joinery details, or an owner’s own sketches from a previous consultation, a real share of the penthouses we fit out started somewhere else entirely. We build to what’s approved, flag anything structurally unclear before work starts, and prepare tender documentation on request either way.
The Terrace Gets Engineered, Not Just Furnished
Structural load for a pool, drainage, and planting exposed to wind at height all get specified before a single outdoor chair gets chosen. Treating a terrace as a design afterthought is exactly how it ends up looking bolted on, and structurally, exactly how problems get discovered too late to fix cheaply.
One Staircase, Two or Three Floors to Coordinate
A duplex or triplex penthouse can approach a villa fit out’s scale, but every trade still has to be sequenced vertically inside a single unit, plumbing and electrical routed floor to floor rather than spread across one level.

Design is the concept, the layout, the material and furniture specification, the drawings. Fit out is turning those drawings into a finished penthouse, the physical construction, installation and finishing work. We offer both, together or separately.
Yes. A meaningful share of our penthouse fit out projects start with drawings we didn't produce ourselves. We build to the approved design as specified.
Often yes. Structural work for a pool or heavy terrace planting typically needs separate sign off from the building's owners' association, alongside standard Dubai Municipality and Civil Defence approvals. We manage this as part of the project.
Cost depends on the penthouse's size, finish level and whether a terrace or pool is part of the scope. As an educational estimate, projects span a broad range depending on specification, confirmed exactly after reviewing the drawings and a site visit, never a fixed number quoted upfront.
A typical penthouse fit out runs five to ten weeks once design is approved, longer than a standard apartment when a duplex or triplex layout, or terrace and pool work, is involved.
