Category A is the base-build shell a landlord typically hands over, raised access flooring, suspended ceiling grid, basic mechanical and electrical. Category B is everything a tenant adds on top, partitions, branding, joinery, reception, cabling, the layer that actually makes the space usable and recognisably yours. Office fit out here means either stage, or both together, built from a design that’s already approved, ours or someone else’s. If that design still needs to happen first, that’s office interior design, a different starting point.

A real share of the offices we build arrive with drawings we didn’t produce, an architect’s Category B package, another studio’s joinery details, or a tenant’s own approved layout. We build to that specification as issued, power, data and raised flooring routed and tested before it’s closed over, partitions and reception joinery installed to match exactly, structured cabling and signage built in rather than retrofitted after the ceiling’s already shut.
