Whose Design Are We Actually Building?
Either. A real share of the apartments this firm fits out arrive with drawings we didn’t produce, an architect’s floor plan, another studio’s joinery details, or the owner’s own sketches from a previous consultation elsewhere. We build to that specification exactly, flag anything that looks structurally unclear before work starts rather than guessing on site, and prepare a full tender pack and bill of quantities on request, whether the design is ours or not.
A Building With Its Own Rulebook
Before a single delivery arrives, the service lift gets booked, working hours get confirmed against the building’s policy, and the shared lobby and corridor get protected for the length of the job, sometimes with boarding, sometimes just a strict cleanup schedule between trades. Most fit out teams plan around Dubai Municipality and Civil Defence. Fewer plan properly around the owners’ association’s own rules on top of that, and that’s usually where a build actually stalls.
Less to Build, Faster Apartment Fit Out
Three to six weeks is typical once design is approved, against four to eight for a villa, mostly because there’s less floor area and usually no garden, pool deck or multiple wings to sequence around. Custom joinery still sets the real pace though, a fully bespoke kitchen and wardrobe run adds weeks a ready-made equivalent wouldn’t.

Design is the concept, the layout, the material and furniture specification, the drawings. Fit out is turning those drawings into a finished apartment, the physical construction, installation and finishing work. We offer both, together or separately.
