A typical apartment runs five to nine weeks from signed design through to handover, shorter than a villa simply because there's less floor area and fewer structural changes involved. Design and 3D visualisation usually takes one to two weeks, approvals run in parallel, and the fit out is the longest stage, three to six weeks depending on how much is custom built.
Yes, and there's an extra layer villas don't have. Alongside Dubai Municipality and Dubai Civil Defence sign off for any structural or MEP work, most towers also require approval from the building's owners' association or facilities management team before work can start, covering things like working hours, service lift access and protection of shared areas. We manage all of this as part of the project.
