Villa fit out is the build phase, turning approved drawings into a finished home, structural and MEP coordination, joinery installation, flooring, finishes and site supervision through to handover. It’s a different job from design itself, and one we’ve delivered across Dubai since 1995, on our own designs and on drawings handed to us by an architect or another studio.

Not every fit out starts with our own concept. A real share of the villas we build are designed by someone else, an architect, another studio, or a homeowner’s own drawings, and our job is executing that design exactly, not redesigning it along the way. We also prepare tender documentation and a full bill of quantities where a client wants to competitively bid the build, whether the design is ours or not.

Drawings only mean something once they’re built correctly. A dedicated site supervisor tracks the build against the approved design at every stage, structural work, MEP rough-in, joinery installation, so problems get caught on site, not discovered at handover.

Design is the concept, the layout, the material and furniture specification, the drawings. Fit out is turning those drawings into a finished villa, the physical construction, installation and finishing work. We offer both, together or separately.
Yes. A meaningful share of our fit out projects start with drawings we didn't produce ourselves. We build to the approved design as specified, and flag anything that needs the original designer's input rather than making changes unilaterally.
Yes, a full bill of quantities and tender pack can be prepared whether or not we end up executing the build, for clients who want to competitively bid the work before committing to a contractor.
